Hidden in those statistics is the fact that some homes are still going very quickly, while others languish. The answer, at least in part. - is staging.

 

Staging is an oftentimes overlooked. but important element in preparing a home for market in 2023. Experts estimate that buyers form an opinion about a house within the first 30 seconds. Nearly three quarters of Realtors (73%) in a recent survey said that TV shows displaying the buying process has impacted their business by setting unrealistic or increased expectations. Other factors are involved too. Now-a-days nearly 9 out of 10 buyers (86%) preview the home online, usually on a mobile device. If the home is not "Instagram ready" it is just a quick click away from the trash folder. Staging the home is akin to getting your Sunday best clothes on for church, complete with hair combed, and teeth brushed. The National Association of Realtors reported recently that 48% of Realtors reported that staging decreased a property's time on market, others (20%) felt that it also increased the purchase price between 1% and 5%. None of this is news to us.
